Lakeville MN Real Estate
Are you relocating to Minnesota? Why should you consider putting your roots down in our community by investing in Lakeville MN real estate?
Recently, our town received a write-up in a book called “Best Places to Raise Your Family.” The author designated it as the fourth top place in the U.S. for bringing up the kids. Many of us never even read the book. We already know that this is a great place to live, even if you don’t have children. Besides, we think the book is a bit off-target. We are not even going to mention who won first, second, or third place. We think Lakeville is “number one” for many reasons. Here are just a few of them:
- Independent School District #194 consistently produces students that score high on achievement tests and college entrance exams. The elementary schools emphasize achievement in basic skills, including inquiry-based science and cross-disciplinary literacy. Middle schools offer team plans in an eight period day. The 2 high schools offers over 175 courses. Over 75% of the student body is involved in co-curricular programs and, if you visit our schools and talk to a few people, you will soon discover that the parents are heavily involved with the schools as well.
- Lakeville real estate taxes are reasonable when compared to market value. Sperling rated Lakeville number 20 in the USA for this category.
- We benefit from a convenient location just south of Minneapolis on Interstate 35W. It is only a few minutes drive to either downtown Minneapolis, downtown St. Paul, the Mall of America, or the Minneapolis-St. Paul International Airport. The location supports Lakeville’s vibrant economy, and also provides the area with easy access to professional sports and cultural activities.
- Our city’s small downtown area, low crime rate, attractive neighborhoods, and excellent park system make for a comfortable small town/suburban quality of life. Outdoor recreational activities abound here. A very large, fully recreational body of water called Lake Marion is what put the “lake” in the name “Lakeville.” This Dakota County lake boasts 560 acres, 10.5 feet of water clarity, and some very good fishing, too!
- Lakeville MN real estate is affordable. According to the Northstar Regional MLS statistics, there are over 300 single family homes for sale and the average cost per square foot was recently only about $147.00. There are also many Lakeville MN townhomes for sale, at even more affordable prices.
Please give me a call if you want to know more about my community. I served in the Lakeville MN Police Department for over twenty years, so I know every street, every community issue, and every neighborhood. I also know the surrounding towns in Dakota and Scott County.
Dakota County
Dakota County is a southern Minneapolis suburban/rual area inhabited by about 355,000 people with Hastings as the county seat. Lakeville, Farmington, Apple Valley, and Rosemount are convenient residential third tier suburbs. Inver Grove Heights, Mendota Heights are found just south of South St. Paul and West St. Paul. Lilydale is there too. If you blink, you might miss it. Burnsville is a convenient shopping hot spot along 35. Eagan is just direcly south of the Mall of America. Northfield is an historic community with plenty of vintage architecture. Coates Hampton, Miesville, and Vermillion lie on the south end of Dakota County. Notable fishing lakes include Lake Marion and Orchard Lake in Lakeville. Try your luck on Lake Byllesby in Randolph Township or Lake Rebecca in Hastings. Check out Blackhawk Lake in Eagan. Let’s not forget Sunfish Lake. Sunfish Lake is named after a lake by the same name. You don’t have to look far to find a nice Minnesota lake home. You will also find some excellent trout fishing in the Vermillion River which runs from Lakeville eastward to Hastings.
According to the Northstar Regional MLS, the Dakota County MN real estate market contains hundreds of single family homes for sale, most of which are found on the western side of the county, which includes the Lakeville, Apple Valley, Burnsville, Eagan, Rosemount, and Farmington real estate markets. Newer townhomes, detached townhomes and condos are found in all areas, especially the Lakeville, Farmington, Apple Valley and Rosemount real estate markets. Older homes are located in West St. Paul and South St. Paul. Interstates 35W and 35E make this an attactive area for both Minneapolis and St. Paul commuters. The Lakeville MN real estate luxury market offers a unique community at Spirit of Brantjen Farms. There are also a number of nice upper bracket golf course homes and lakeshore properties for sale.
Scott County
Scott is a southern metro county of about 90,000 with Shakopee as the county seat. Other towns include Savage, Prior Lake, Jordan, Belle Plaine, Elko-New Market, and New Prague. This area is exploding with both commercial and residental development; retail, dining, entertainment, and recreation venues are blooming. Significant fishing lakes include Prior Lake, Fish Lake, Spring Lake, and O’Dowd Lake. Cedar Lake is known for its excellent muskie population. Snowmobile trails crisscross the area and apple orchards and pie shops adorn the MN Highway 169 scenic drive along the Minnesota River.
An abundance of new homes dot the Elko-New Market real estate area, along with older homes in the original small town business districts of Elko and New Market, which recently combined to form one community. The Shakopee and Prior Lake real estate markets currently are offering townhome buyers great opportunities. There are some wonderful Prior Lake MN lake homes for sale between 600k and 2M. If you buy a lake home on Spring Lake, you will enjoy some excellent smallmouth bass fishing. Don’t dawdle, Scott County is the fastest growing county in the state, and the local economy is strong. This tremendous opportunity for home buyers won’t last forever!
